McCordsville to revisit contentious annexation request

McCORDSVILLE — Town officials are slated to address a request to annex land eyed for a more than 1 million-square foot building near a neighborhood tonight (Tuesday, June 8).

Cincinnati-based Al. Neyer wants to develop the $60.2 million project south of West County Road 600N and east of Mt. Comfort Road. McCordsville’s Woodhaven neighborhood is to the north across 600N, and land to the west and south of the site is part of town as well. The development would be speculative, meaning no occupants or tenants have yet been identified.

The land is zoned industrial under Hancock County’s zoning, and Al. Neyer has said it plans to develop there regardless of whether McCordsville approves the annexation.

If the annexation is approved, however, not only will the town get revenue from the property’s taxes, but Al. Neyer will agree to help develop Aurora Way, a planned road extending east off Mt. Comfort Road between 500N and 600N. Officials say the road will keep truck traffic off 600N and away from Woodhaven while allowing McCordsville to entice more annexation eastward, giving the town a say where land is already industrially zoned in the county and where future industrial developments are expected.

What’s in it for Al. Neyer to be in the town limits? The developer wants a more advantageous tax abatement than the one it’d likely get from the county to help offset its costs associated with helping to develop Aurora Way and annexing.

Several Woodhaven residents expressed their opposition to the proposal at last month’s town council meeting. With the development likely happening anyway, council members admitted it may be best to approve the annexation so the town can get the taxes and truck-diverting road along with the opportunity to influence the best possible outcome for Woodhaven residents.

The first reading of an ordinance on the proposed annexation is on McCordsville Town Council’s agenda this evening, along with a resolution for adopting a fiscal plan regarding the annexation.
