Developer plans new neighborhood for McCordsville

McCORDSVILLE — An Indianapolis developer wants to build almost 80 homes in a fast-growing area in McCordsville.

Premier Land Company is eyeing about 39 acres on the east side of North County Road 700W and west of the Villages at Brookside for a 78-lot subdivision called Pine Vail Estates.

Ron Pritzke, a Greenfield attorney who represents Premier Land Company in a rezoning petition for the project, gave an informal presentation on the proposal at a McCordsville Town Council meeting last week.

Pritzke said the homes in Pine Vail Estates, which M/I Homes would build, would have a minimum of 1,800 square feet of living space in a single-story floor plan and 2,000 square feet in a two-story layout.

The subdivision would have a street connecting to 700W lining up with the street that goes into the Persimmon Creek neighborhood directly to the west. The area is between County Roads 800N and 900N.

Greg Brewer, a McCordsville Town Council member, formerly served as president of the homeowners’ association for Persimmon Ridge, which is just south of Persimmon Creek.

“So I know that that entrance that you would be having your entrance right across from is extremely busy in the morning,” Brewer said during the council meeting. He asked if Pine Vail Estates could have two streets connecting to 700W to help alleviate that.

But Richard Henderson of Henderson Engineering & Consulting and Mark Witsman, McCordsville town engineer, said it would be difficult to fit another access point because of a stream that runs across the Pine Vail Estates property.

Premier Land Company is developing two other subdivisions in McCordsville — Stone Grove on County Road 900N and Weaver’s Landing at County Roads 700W and 650N

For Pine Vail Estates, Premier will file a petition with the McCordsville Plan Commission to rezone the land to a planned unit development, which will set the standards for the project. If the plan commission approves, the town council will consider the petition.

Tom Strayer, a McCordsville Town Council member who also serves on the town’s plan commission, said that he likes the proposal.

“I like the density in this area,” he added. “I think it’s a good option and a good in-fill project.”
