New commercial space proposed for McCordsville

McCORDSVILLE — A developer wants to bring several commercial buildings to a property on McCordsville’s south side, near the Meijer store

Woolpert, Inc. is proposing about 22,000 square feet of commercial/retail space across three buildings on the south side of West Broadway between the Meijer entrance and Gateway Crossing Boulevard, according to a staff report from the McCordsville Department of Planning and Building. The property consists of 4½ acres and is undeveloped.

Woolpert did not return a request for comment.

Ryan Crum, director of planning and building for McCordsville, said the firm has yet to disclose who the development’s tenants would be.

The McCordsville Board of Zoning Appeals approved a variance earlier this month allowing a special exception to include two drive-thrus in the proposed development’s site plan.

The department of planning and building staff report states that the development would have two entrances/exits, parking, landscaping, lighting, signage and drainage. One entrance/exit point would connect to Meijer’s entrance; another will be right-in, right-out only onto West Broadway.

The McCordsville Advisory Plan Commission still has to consider the project, which will be in April at the earliest, Crum said.

If approved, Woolpert has indicated construction would begin in late spring or early summer, Crum also said.

Residents near the proposed development reacted to word that the area near Meijer would be further developed.

Steve Schmidt said he welcomes such a development based on what’s known about it so far. He said he likes having the recently opened Meijer nearby, too.

“Let them build it,” he said. “It’s bringing more people into the area.”

Brittany Saroff, who also lives near the site, said there’s enough retail and commercial space in the area already and that West Broadway does not need to get any busier than it already is.

Another neighbor, Marco Ramirez, echoed Schmidt. Ramirez said he likes having retail and commercial establishments nearby. He added he shops at Meijer often.

McCordsville resident Stuart Salawitch said he wouldn’t mind the development either, especially if the drive-thrus end up being tied to restaurants he enjoys.

Salawitch said he’s glad the town is growing, but added there seems to be a lot of development around the new Meijer and fears it could lead to traffic congestion.
