HANCOCK COUNTY – Work is underway on a cold storage facility that will be a company’s second building in a logistics park on the county’s west side.

Indianapolis-based Ambrose Property Group is developing the 298,000-square-foot build-to-suit facility in its Mount Comfort Logistics Center at CR 300N and 400W.

Greenfield-based Progressive Logistics will lease the property. The third-party logistics company provides warehousing, e-commerce, fulfillment and other services predominantly serving the food, packaging and related industries.

The building will be made up of about 223,000 square feet of freezer and cooler space and a 65,000-square-foot cold dock, as well as office space. Freezer storage will have an operating temperature of -10 degrees Fahrenheit and the cold dock will have an operating temperature of 35 degrees.

Development is currently scheduled for completion by fall 2023, and Progressive Logistics estimates hiring 90 to 100 employees once the facility is fully operational.

Grant Goldman, executive vice president of development for Ambrose Property Group, said the Indianapolis metropolitan area continues to be an attractive market for manufacturing, logistics and e-commerce.

“That includes meeting specialty needs,” Goldman said in a news release. “We’re excited to work with Progressive Logistics as we anticipate cold storage demand for the food, grocery, pharmaceutical and other industries will continue to grow.”

The building will be Progressive Logistics’ second in the business park following the company’s leasing of a nearly 506,000-square-foot building last year from Ambrose Property Group. Progressive Logistics also owns warehouses in Plainfield and Indianapolis.

Doug Hayes, president and CEO of Progressive Logistics, said the new building will offer space for inventory that meets standards of the Safe Quality Food Institute and the American Institute of Baking International, as well as Organic Certification.

“Once completed, Progressive Logistics facilities will total 1 million square feet of freezer and climate-controlled space offering SQF, AIB and Organic Certification catering to the food industry from raw ingredients to finished goods,” he said.

Randy Sorrell, executive director of the Hancock Economic Development Council, welcomed the logistics park’s latest project.

“The Ambrose team has been great to work with and when they win, Hancock County wins,” he said. “Ours has been a very successful partnership and we look forward to more such successes in the future.”

Ambrose has plans for up to four additional Class A distribution buildings in Mt. Comfort Logistics Center, bringing the total developed space to more than 3.5 million square feet across the park’s east and west campuses.
