101 homes planned for south side

GREENFIELD — A developer plans to bring 101 homes to the city’s south side.

Grand Communities, a land development company based in Erlanger, Kentucky, affiliated with Fischer Homes, is pursuing the neighborhood on about 37 acres in the northeast corner of South Franklin Street and West Davis Road. The community, which will be called Parkrose, will connect to the Sandalwood neighborhood Westport Homes is developing to the north.

Fischer Homes did not return requests for comment and architectural plans have yet to be submitted to the city. A report on the proposed development prepared by the city states the community will consist of single-family homes on lots varying from 7,000 square feet to nearly 15,700 square feet.

The Greenfield Plan Commission earlier this week approved initial plans for Parkrose that the city’s technical review committee examined last month.

Elizabeth Bentz Williams, Greenfield senior planner, noted the site’s zoning designation permits the kind of development Grand Communities is seeking.

“This is zoned residential moderate, which allows for exactly what’s being developed,” she said.

Jim Pence of Indianapolis-based Weihe Engineers, representing Grand Communities, said Parkrose would be completed in two sections, the first of which likely next year and the second the year after that.

Fischer Homes’ product can also be found in Meadows at Springhurst in Greenfield along with Woodhaven and Villages at Brookside in McCordsville. Last month, Grand Communities announced a plan to pursue a 429-lot neighborhood in McCordsville near the southwest corner of Mt. Comfort Road and County Road 750N.
