Council OKs annexation for 186-lot neighborhood

GREENFIELD — City officials approved annexing land near Greenfield Central Junior High School where a developer plans to bring 186 new homes.

Forestar Group Inc., a residential lot development company based in Arlington, Texas, sought the annexation on about 63 acres west of Franklin Street between McKenzie Road and McClarnon Drive. The site is just south of the school and across Franklin Street from the Hancock County Public Library.

The firm does not build homes, but develops lots and sells them to builders. D.R. Horton, a home builder also based in Arlington, owns 65% of Forestar Group’s stock and has right of first refusal on some of Forestar’s projects, but is not the only builder the developer works with.

The subdivision will be called Brunson’s Landing, named after the late Bud Brunson, who at one time owned the land and developed homes in Brunson Village just south of the site along McKenzie Road.

Brunson’s Landing will include a mix of single- and two-story houses as well as a playground and picnic shelter. Houses are anticipated to have base prices between $280,000 and $330,000, with some possibly higher.

Greenfield City Council voted 6-0 on third and final reading to approve the annexation.

The area will join the city council’s District 3, which George Plisinski represents.

“There’s a need for housing in Hancock County and Greenfield,” Plisinski said. He added while the builder has yet to be determined, if it is D.R. Horton, he’s confident the homes will be a quality product.

Mitch Pendlum, an at-large city council member, said the annexation will lead to more tax revenue for providing and improving city services.

“Any time you can add to your property tax, it’s a good thing,” Pendlum said. “We got to expand. If we don’t expand, we die.”

Brunson was a great man and builder, Pendlum continued, adding he applauds the new neighborhood bearing his name.

“I think any time you can put a name on any street or addition — somebody that helped develop that — it’s a great thing,” he said.

Melissa Garrard, entitlements manager with Forestar Group’s Midwest Division, said in May that the company hopes to break ground this fall and see houses start to go up next spring.
